The reason I believe you are not understanding the basics of income property investment is because when we make a statement regarding such items as cash flow you ask for examples as proof.
High, low or in the middle as far as rent, quality and price is concerned is irrelevant. The only thing that counts is positive cash flow.
Every thing else is relative.
As far as your market and unit choice is concerned I would like to see some of your numbers as I do not believe expensive upscale homes cash flow.
If that is the case you are depending on appreciation which, in my opinion, is not investing it is speculating. This would fit in with your desire to pay down the mortgages to own free and clear. Otherwise your properties are a ongoing financial drain.
