Problem Tenants (sortof)

Hi, we are having some problems with some new tenants (4 months left on their lease). They live in the upstairs suite of a house, and we recently rented the basement suite out to a nice single mother (who has previous landlording experience) and on her first visit to the suite to get stuff set up she realized that the upstairs tenants are actually her old neighbors who caused HUGE problems, she called the police numerous times and (as she was the landlord of the building) she eventually had them evicted. She is actually scared to move in now, and we would much rather she her stay than the upstairs guys. Now they have paid rent on time and we have had no big issues, except neighbors complain about noise (rattling windows in a neighbor house is pretty loud I`d say!). We would really like to have them out before their lease is up. I have a good feeling there are more than the 2 people on the lease actually living there, is there any way I can prove this? and if I can does that validate a 14 day notice of eviction? Also since we have had complaints about noise after 10 pm is that means to evict? We use the Residential Lease Agreement from Rein so if anyone might know of a good way to get them out quicker than end of May that would be AMAZING as I feel very badly for our new (frightened) tenant. And also, 3 months before the end of a lease we can just give them an eviction notice without any cause right? Yes, yes...I know we should have property management but in our small town there is pretty much no one who could do any better than us...but we just thought about offering the job possibly to the scared new tenant with LOTS of landlording experience, so yes I know what you are all thinking, lol.

The Landlord Tenant rules are different in each Province. What province is the property in?
 
While thoroughly checking our lease agreement for any default on their part, I noticed this term under 18. Breach by Tenants and was wondering if anyone has ever implemented this and if it worked well for them and the practical way to do this. I was thinking of giving them a copy of the lease we have with them and highlighting all the clauses/rules they have broken (I also had them inital beside tenant covenants just so that it enforced the fact that I actually made them read that when we signed the lease, so they SHOULD know the rules!)

(v) the Tenant shall not observe, perform and keep each and every of the covenants, agreements, provisions, stipulations and conditions herein and in the said rules and regulations contained to be observed, performed and kept by the Tenant; then and in any of such cases, at the option of the Landlord, the full amount of the current month`s and the next ensuing three (3) month`s monthly rent shall immediately become due and payable and the Landlord may immediately disdain for same, together with any arrears then unpaid; and the Landlord may on fourteen (14) days` notice in writing to the Tenant forthwith re-enter upon and take possession of the Premises or any pan thereof in the name of the whole and remove and sell the Tenant`s goods, chattels and equipment there from, any rule of law or equity to the contrary notwithstanding; and the Landlord may seize and sell such goods, chattels and equipment of the Tenant as are in the Premises as if they had remained and been disdained upon the Premises, and such sale may be affected in the discretion of the Landlord either by public auction or by private treaty, and either in bulk or by individual item, or partly by one means and partly by another, all as the Landlord in its entire discretion may decide.

I just really want them out, soo badly, and am very worried its going to be a very difficult process!
