Property for sale in Brampton with a rto tenant

I don't know the best way to do this and thought I would ask here. I have a property in Brampton Ontario that is tenante by someone who really wants to own the property through a rent to own arrangements..They are handy and ready to maintain property. The being said, I have moved out of province and want to let this go..The property needs some work..My concern is how to manage the tenants. Please do they will be disappointed to have to leave..What should I do.?

Put it on open market? I find an investor?
