Yes, I've used Verus and it is a good program using the REIN system. It has some very great reports. If all you want is an analyzer, there are many options such as Verus and REMA and even your basic Excel spreadsheet.
The reason I like REMA is because once you have analyzed your property, you can easily transfer all the information over to the property database/management side without having to re-enter and go from there.
If you want to run your Real Estate business properly, YOU NEED some sort of database system to keep track of your properties. Your brain has way too many other things to juggle.

I currently only own one investment property and do all management myself. It's a newer town house so there isn't really much to do from a maintenance perspective. How many units or buildings do you think one person can own and manage before some type of purpose built software is required?

Unfortunately there is no simple answer to this as any number is meaningless due to the fact that we all have different time restrictions in our lives and different time management styles to deal with them.
Well one person may manage 6 properties relatively easy another may struggle with 3. It all depends on your commitments to family, friends, work, leisure time, etc...
Personally I jump at the chance to use any tool, process, or system that makes my life easier and gives me more free time so I would say that its beneficial even with only 1 property. (especially if you do your own book keeping and taxes)

Graham, I'm answering from the business perspective. Organizing and implementing systems is best done when you are not busy, if you wait until you have many properties, you will be overwhelmed with the data you must enter into the database in order to maintain it moving forward.
This is the trouble most of my clients have. They wait until they 'realize' they have a business, created a second job they can't quit.
