Property is Far, Appraisal Needed - Meet Appraiser, ask PM or just Inform Tenants?

Hi All,

When you need an appraisal and the property is far from where you live, is it important to meet the appraiser at the property in person or is it OK to just let the tenants know he is coming and do everything over the phone?

Similar question when you have a property manager: do you typically involve the PM or prefer meeting the appraiser in person?

If I have a PM, I delegate pretty well everything to them. In this case, I`d talk to the appraiser on the phone and let my PM make all the arrangements with the tenants to let the appraiser into the building. I`m a big believer in delegating. If there`s a special situation where I must be at the property, I tell my PM first, report back to them after my visit, keep them in the loop. After all, they`re managing the property, not me. I manage the PM.

Yes, going there for that purpose usually does not make sense. I will keep the the PM in the loop.
