Good morning
I am a new member of the REIN family, and "Surprise" I have questions !! The first that comes to mind concerns my 80 year old mother who wishes to move from her home in an adult community to a nursing home. The furnace and hot water heater in her home is at least 25 years old and my question is..will she get a better price for her home if she replaces these items or just sell as is ?

Furnaces and hot water tanks don`t sell homes.

location, size and price sell homes.

Put it on the market as is and wait for an offer. If a new furnace or hot water tank is important to the buyer they will put it in the offer and ask you to address it at that point. More than likely many of the properties in your local market at will have older furnaces and water tanks so you won`t be that much different than your competition.

if it is functioning she should NOT replace it .. ditto with every piece in a 25 year old home: roof, garden shed, carpets, fridge, sinks, bathtub, windows .. people know the house is 25 years old ..

set the price such that the price is a fair reflection of age and neighborhood !

Any good realtor would know how to "dress up" i.e. market the benefits of the house .. perhaps new carpets here and a new paint job there .. de-cluttering is key as is removal of any weird nick-nacks .. to create a sense of "space" and "friendliness" .. and "yes, this is a decent house for the price" ..

Of course you will get more money if you start changing kitchens, bathrooms, hardwood flooring, .. but the expense and time required makes this a tough decision and is recommended for capable handy-men only .. and frequently does NOT make sense !!
