I need your advice!

Ive been a REIN member for almost a year now and recently decided to become a Real Estate Agent.

I am nearing the end of my training and want to make sure that, when I am finished, I will be able to provide the best service possible.

So, will you please let me know what the most important services your Realtor must provide in order for you to be happy working with them?

It could be anything... even if it may seem minor... I want to know what you look for.

If working for seller or buyer:

Needs to know market value of property for sale

Needs to know area incl amenities and pro's and con's of area, incl schools

Needs to know law and rules

Needs to have a pleasant personality

Needs to know what client/buyer wants

Needs to specialize ( area and/or possibly property types, i.e. condos, acreages, single family houses, investment properties, THs .. as you cannot be an expert in all areas and all property types in a city where 10,000 + units trade annually)

Needs follow-through system and high energy

Needs ability to discern between tire kicker and true lead ( i.e. time management and weeding out time wasters)


Specifically working for seller:

Needs to know how to stage or arrange house for maximum value

Needs to have other income or spouse to survive brutal first three years until client list and income becomes more steady

Needs to speak and write impeccable English

Need to know how to take pictures of asset

Needs to know how to create brochure and online presence that has high impact

Needs to be competitively priced

Know your market. Whether it be the laws, the zoning or rents in the area. Know what your client, whether buyer or seller is really looking for.

Do not be a generalist! Identify the best client profile that will provide a steady income and direct all your energy/time/marketing/money to satisfy their needs. I.e. elder clients, research and learn what they need, want and best type of properties for them.

Everything MUST be driven by your client profile! That is, what kind of training you get, the language you use, how you dress, car that you use, website, etc.

It very common when agents are asked which markets they specialized, they usually say, I sell all type of properties, any area of the city, any type of client, etc. So I basically walk-away (no interest to work with someone who is not an expert - or waste time/money training someone new or worse an old dog).

Join a brokerage with good training, Keller Williams Iam biased towards obviously since I work here. But I first started at REMAX and it was a waste of time they do not help at all. Leadgen and follow-up is 90% of your job,

If you decide to join a brokerage without training check out Bruce Keitch, Mike Ferry. Not a big Brian Buffini fan but it works for some people.

Good advice above focus on a market, specifically if you want to work with investors. I stopped trying to spread myself out unless for a friend. Also I have actually been told by a client I worked with who use to be with rockstar "I didn't understand how they can be an expert in all these markets it just doesn't make sense", not saying they are good or bad but I thought that was an interesting comment.

I am not a Realtor but I have worked with a few in BC and USA. Everyone has made some great points. I would like to add;
#1 If a potential client emails or calls you reply to them within the day or latest 24 hours especially week days (weekends are ify). Anyone that responds after 24 hours to me I look for another realtor.
#2 If someone emails you specific questions, answer every single one back. If you don't know the answer to one of the questions tell your client you will find out the answer and get back to them as soon as you can.

A: Not to waste my time. That is, take the proper time to understand the target criteria vs having to receive a bunch of emails listings that CLEARLY do not match what was discussed. If you want to be successful as realtor you need to listen to the client.

When selling I'm looking at IMS sales data to see how high they rank in their market. Opinions are worthless to me. Results matter. If they're not willing to show their IMS ranking then it must suck and I keep looking.

When buying I'm seeing how well they understand the market and/or financial analysis when evaluating a rental property.

Hi,
I usually provide the minimum annual rent to price ratio I am looking for in certain areas.
Some agents do not understand this. Others give up when they find out it is not readily available on-line as MLS creator did not think it is important to satisfy less than 5% of the population who own rental businesses and need this info.
In other words, if you are willing to call the listing agent for me in order to obtain the total rent* and show me only properties that meet my ratio criteria, then you are already better than 75-90% of the world's agents.
Why do you want to be a RE agent? As a REIN member are you not more interested in investing in RE yourself than helping others do that?

* You will often get an income and expense summary which includes more than just the rents. All we need initially to make a continue with the buying process decision, is the total monthly rent.

Everyone made good points here. I would like to add that in order to be a great real estate agent you have to obtain good negotiation skills. The job of a agent who is representing a seller,get the most money for their clients home in the least amount of time. That’s why agent should know what to say to a buyers representative and when to say it.
