Realter leaving for a month.

The real estate agent that I am using to sell my house is leaving for a vacation for one month. She said that the office manager will take care of things when she is gone, but im just wondering if there is something I should be doing, or asking for in this situation.

Realtors take vacations all the time Adam. When they do it is normal for them to pass their business to someone else in their office to look after their listings while they are away.

The sale of your property, when it comes, will probably come from another office, provided you have listed on MLS. (That is just a statistical fact.) Don`t fret about your Realtor not being "at the controls". There are lots of capable co-pilots on this flight.

What your agent should be doing is introducing you (at least via a phone call) to whomever is going to be arranging showings and also helping you with an offer should one come through.

It is very difficult for agents to leave for vacation as their business is constantly moving, however it is their responsibility to make sure your interests are taken care of during their absence.

Some quick questions I would have for them are as follows:

1. What happens if an offer comes through, who will deal with me and do they know enough about my property to professionally advise me on what to do?

2. Who will be arranging showings with me? Who do I contact in the event I have to cancel?

But as Dan mentioned if it is a good sized brokerage you should be fine.

Brett, even if it is a two man operation... the Manager and the Sales Rep... he will be fine. The Manager will ensure that showings, offers, etc. will be taken care of.

In Alberta the `manager` (broker or lead agent) and associate (regular agent) would have to be licensed with the same brokerage and agree to be bound by whatever agency representation the client and original agent agreed to. So an assistant (unlicensed) can`t deal with offers and neither can office admin staff. They can call to notify of showings but that`s it.

Also, simply from a service standpoint, I think it is prudent for the agent to introduce the client to the person that will have the ball passed to them during their absence.
