Rental Properties + Pets

Hey everybody,

I just wanted some feedback from anybody who`s had a rental property and allowed pets. Anything helps!

To be a lil more specific, I wanted to know:

what people`s experiences have been like
what have people found that works/doesn`t work as a landlord
and is there anything specific that must be written in a rental agreement contract when a tenant has pets.

what province is the apartment in? the rules are different re: pet deposit, etc

What works best for me as a landlord is NO PETS. Unfortunatly in Ontario it is not that simple.
 
It all depends what kind of property and what kind of pets. Apartment building? house? condo? suited property? age, condition? All that stuff is important in deciding what kind of animals you will allow in your property.

For the most part, we have done quite well by allowing pets because most other landlords don`t want to! I say... "Thanks for all the excellent tenants guys!"

It gives us much better selection when it comes to prospective tenants.

We ask for a premium rent for pets and require that the tenants have the property professionally cleaned by one of the companies we approve of.

Are there going to be some maintenance and cleanliness issues regardless of all the foresight and planning? yes. But bottom line you will rent your properties faster and for a higher rent if you allow them.

I original did not allow pets in my houses, after interviewing a lot of possible tenants during my last turn over, i was finding it difficult to find equity building tenants so I decided to try posting an add on craigslist for my rentals with pets allowed as long as they passed a personal interview with me. (I also limited to small animals). To my surprise because of the difficult of places to rent in BC that allow pets I was flooded with professional people (nurses/social workers/professional foresters) with animals (well behaved) that where coming through to look at the places. I did not have a problem renting it at all. I also use a pet rental agreement form from ROMS BC, and collect a pet damage deposit. the properties that I rented to pet owners, I always work in an arrangement for them to maintain the yard and pick up the doggie duties and cut the grass. Finally these are solid rental units with flooring that is also very forgiving to any pet accidents.
