Rooming house insurance?

Hi, I am a new landlord, currently living in Vancouver. I have been renting out my 3-bdrm house in Calgary to two adults. These friends are moving out imminently, and I`d like to rent to 3 interested adults.

I`ve been advised by our insurance broker that more than 2 adults constitutes a rooming house, which is a separate type of insurance that is difficult to find and expensive to purchase. In fact, he claims that he`s unable to find any company that would offer this type of insurance, which surprises me.

Any advice on which companies to check out would be greatly appreciated.

Hi there,

Am I correct in assuming that these three adults are unrelated? Any chance you could get all three of them to sign a single lease?
