GTA realtors report monthly housing resale figures

TORONTO, ONTARIO -- (Marketwired) -- 09/04/14 -- Toronto Real Estate Board President Paul Etherington reported 7,600 sales through the TorontoMLS system in August 2014. This result was up by 2.8 per cent compared to 7,391 transactions reported in August 2013. Year-to-date sales through the end of August amounted to 65,454, which represented an increase of 6.5 per cent compared to the same period in 2013.

"The last full month of summer ended on a high note. As we look toward the fall market, I expect that demand for ownership housing will remain strong. Home buyers will continue to benefit from a diversity of affordable home ownership opportunities throughout the GTA. The fact that sales were up for all major home types in August suggests that first-time buyers and existing home owners remain very active in today's marketplace," said Mr. Etherington.

August 2014 Hamilton housing starts

Housing starts in Hamilton Census Metropolitan Area (CMA) were trending down at 2,906 units in August compared to 3,029 units in July, according to Canada Mortgage and Housing Corporation (CMHC). The trend is a six month moving average of the monthly seasonally adjusted annual rates (SAAR)(1) of housing starts.

"The trend in Hamilton CMA total housing starts decreased in August 2014, following four consecutive monthly increases. This month's decline in the trend measure was entirely due to lower multi-unit residential construction. Despite the relatively strong demand, the higher number of multi-units currently under construction continues to dampen multi-unit housing starts in 2014," said Abdul Kargbo, CMHC's Senior Market Analyst for Hamilton and Brantford CMAs.

August 2014 housing starts in Barrie

Housing starts in the Barrie Census Metropolitan Area (CMA) were trending at 806 units in August, up from 751 in July according to Canada Mortgage and Housing Corporation (CMHC). The trend is a six month moving average of the monthly seasonally adjusted annual rates (SAAR)(1) of housing starts.

"The trend in total home starts is relatively flat. Single-detached starts decreased from July, pulling down total home starts, but the rise in townhouse and semi-detached starts partially offset the single-detached drop. Barrie's economy continues to create more part-time jobs and not as many full-time jobs, which limits demand for new homes in Barrie," said Edgard Navarrete, CMHC's Market Analyst for Barrie.

Thunder Bay housing starts a reflection of the economy

THUNDER BAY ` REAL ESTATE - Housing starts in Thunder Bay, Census Metropolitan Area (CMA) were trending at 182 units in August up slightly from 145 units in July according to Canada Mortgage and Housing Corporation (CMHC). The trend is a six month moving average of the monthly seasonally adjusted annual rates (SAAR)(1) of housing starts. `Weakening seasonally adjusted starts in Thunder Bay is a reflection of weaker employment levels and slightly increased resale listings. After a flurry of new apartment and condominium construction over the past three years, this market is pausing, partly to absorb the above-average number of condominium projects that are almost entirely still under construction in the local marketplace. Nonetheless with the late start to the construction season, the fall should still see at least an average pace of new construction,` commented Warren Philp, CMHC`s Market Analyst for Thunder Bay.

In gridlocked GTA, tenants pay for close proximity to transit

A new research study from Jones Lang LaSalle tells residents of the GTA something they already know ` traffic sucks ` as well as something that they might not: office tenants in the metro areas emerging business hubs are willing to pay a `substantial premium` to be close to rapid transit nodes.

JLL`s report, Expanded Transit and Emerging Business Hubs looked at the impact of transit access on commercial real estate market outside the downtown core (which is very well-served by the two main transit arteries of subways and Go Transit).
