Does any one has experience on Sheriff auction sales in Ontario? As the condition say: The purchaser assume responsibility for all mortgages, charges, liens, outstanding taxes and other encumbrances. No representation is maderegarding the title of the land or any other matter relating to the interest to

be sold. Responsibility for ascertaining these matters rests with the potential


purchaser(s
).


How can I avoid the risk by title search?

You`ll have to go to the courthouse & request all records on the property. These are public documents. There is a fee. Research the file to see what position the foreclosing loan is in 1st,2cd, 3rd? It will also have information on additional liens on the property, original loan documentation, contact info for the lending institution or lien holders.You`ll have to spend the time to do a thorough check.
