Super dilemma - hire tenant for cleaning, or let PM hire who they want?

Hi Everyone,

A nice tenant in a 20-plex my partner purchased, wants to continue cleaning the building.

He used to do that for the previous owner.

The only difference is now there is a PM my friend hired where previously the owner managed the building.

Should my friend re-hire the nice tenant? what fee is reasonable?

Should it be a written or just verbal agreement is fine?

Now that a good PM company is involved, how would you define the tenant's/super's role?

Lastly, who should typically empty the laundry money boxes - the great PM, my friend, or the nice tenant/super?

My personal advice is to never hire tenants to do any work on a property. There needs to be a line between tenant and employee that should never be crossed.
