Tenant gave me 60 days notice but wants to leave in 30 days if possible

Hi,
Should I just tell him if I find someone in 30 days no problem, otherwise 60 days?
Well, of course he can leave earlier if he wants but then I will keep the last month rent if I haven`t found another tenant.
Am I missing something? Lastly, do you always have them fill form N9?

You should use the N9 to protect your self. I would proceed as you suggest making sure the N9 is dated appropriately indicating 60 days notice. Do not agree to anything else in writing simply tell your tenant you will try.
Getting Oct. rent will be your biggest stumbling blocks. If you get Oct you will be in control and should be good to go.

I should add that I would not file the N9 until you see if you get Oct rent. If your tenant agrees and does not cause any problems you could chose to save the fee by not filing buy you need to trust your tenant to do so.
