Tenant Location Service in GTA

I`ve been looking for a tenant location/screening service in the GTA. I`ve got a vacated RTO townhouse in Brampton that I`m looking to fill ASAP (house is almost finished being prepared for its next tenant). I`d like to know who you guys are using (who you trust) to provide this service for you. A company that locates Rent-To-Own tenants specifically would be nice, but even just a company that locates and screen rental tenants would be a good start. Look forward to your suggestions.
 
For RTOs, there are a few on the Forum here and I have used them.

We too have been looking for "tenant placement services" for a couple of properties that we are trying to convert to LTO. I have found that the majority of LTO companies are charging anywhere from $5000-10000 for this type of service. My problem with this is 1) is this legal with the "realtor" regulations? (as you are earning a fee or commission to sell a house) and 2) why charge this much money to find a "tenant buyer"?

1) No idea. Good question for a realtor. Trading in real estate REBBA violation?

2) Because they can. Also because

a) It adds more value than that to most property owners and

b) there can be more work / difficulty in finding a RTO tenant than a rental tenant as a much smaller market / more screening time / more advertising time and cost / more time spent networking with other realtor`s, mortgage brokers, etc.. to derive leads.

I do know Mark and Oliver personally and have talked to them already. I am going to try the suggestion of Dan at ADP Property Management. Thanks Adam for that referral.
