Tenant moving out wants to leave items in apartment

Hi All,

A good tenant who is leaving soon sent me a note asking if he can leave the following items in the apartment for my future tenant:

low metal legal size cabinet
teak stereo cabinet with sliding tray for keyboard
chrome table with 3 chairs
hunter green loveseat couch
floor lamp
metal bed platform ready to place mattress
metal headboard
pictures
new toilet seat
new curtain rods
dishes/utensils
small TV
orange desk chair no wheels

I think I will ask him to take everything with him and leave the unit empty like it was when he moved in.
The reason is I do not know who the new tenant will be and I`m not into selling stuff in flee markets.

However, wanted to ask how you usually respond to such a request from a tenant(?)

Neil,

Personally, I would do exactly as you have stated. Ask him to remove all personal items and related garbage, because who knows what you may inherit? Having to deal with somebody else`s garbage is NOT cheap!

I always ask them you return the unit as they received. Otherwise, whatever is left becomes your problem.

Sure, let him leave stuff. BUT, deduct the cost of their disposal from his security deposit. Include something for your time in that bill. That will stop him from ever asking another landlord if he can leave his junk behind.

indeed .. ask them to leave NOTHING and clean the place .. or it will come off their security deposit and you may send them a bill for cleanup !
 
Done! I do not expect any issues. As mentioned, he is a good tenant. I just clearly explained to him he should remove all personal
items and leave the unit in the same condition he received it. I added perhaps he can donate items to a local church, Salvation Army or Goodwill.

Unfortunately in Ontario security deposits are illegal. We are only allowed to ask for first and last with new tenants.
