Folks, I`m writing to initiate some discussion around the involvement of a Property Manager in the investment process.
I concur with several comments (incl. Don`s & Peter`s at various occasions) on the importance of a Property Manager, who can truly function as a trusted partner in taking an investment property from where it is to where it should be. As such, here are some thoughts (in multi-part format) for your consideration & comment; as well as references.

Questions? Comments? Advice?I`d like to utilize the experience of a trustworthy partner to manage the property round-the-clock, round the year, who will execute sound management that will increase the value of the property on an annual basis, undertake day-to-day operations to increase revenue growth, reduce & optimize expenses, work towards identifying, nurturing and keeping satisfied tenants, and will improve cash-flows.
Bottom line, my intention is to focus on finding other, larger investments where we can work together as Investor, and PM
In the (near) future, I see that the Property Manager will become a key component of my dependable team of partners, which, by the end of 2011 will help me identify, invest and manage in properties amounting to 100 units cash-flowing at the rate of atleast 2000/ unit/ year. For this, I need partners with whom I can build a trust relationship.
