Hey Real Estate Investors,



Getting a home inspection before purchasing a property is recommended. However, finding a home inspector that has a few extra special tools in his back pocket is a bonus. For example, David Ash from DASH Inspection Services, provides an additional service for his customers by using a Thermal Imaging Scanner. This device allows him to identify if there is any moisture behind a covered wall. This is a great tool for when you are inspecting a basement that feels damp or if you want to determine if the ceiling crack has an active leak from the roof. There are many benefits to utilizing this tool. Especially when you are buying properties in the Toronto Beaches area where most of the houses were built almost a century ago. Back in those days basements were not built for living space and therefore, basement leaks and moisture are a concern for today`s owners.

That's true, Andrei, same here in Vancouver with so much rain in the
winter and many building designs stolen from sunny California, it's
almost impossible to find moisture problem free building during a regular inspection since I started using thermal imager. In this day and age, it makes no sense to hire an inspector that just look around and insists home inspection is visual inspection only. There are a lot of things you can't see with naked eyes.

I believe it's important to get a professional home inspector, but in addition to a home inspector I believe you should inspect other specific aspects of the property. Some examples are Thermal Imaging Scanners, Electrical, Plumbing, Roofer, Structural Engineers, Termites, etc. A lot of these aspects General Home Inspectors will touch on them, but cannot provide detailed analysis because they are not licenced to do so. They should advise the home buyer to seek further professional advise from a licenced professional.



Many people believe that a home inspector is sufficient enough and that is not the case...especially in certain markets and locations.

Thermal imaging is great at finding cold spots/heat loss in insulation covered by drywall including all the other things you mentioned.

This is a bit of a tangent:



I was once managing a condo tower that had in floor heating - via hot water pipes coupled to the hot water supply providing showers/taps with water. The building had outrageous energy bills and was always too hot. We had a hunch that the floor heating was running year round - in the winter AND in the summer.



We hired a thermal imaging of the floor and were able to confirm that this was true. Using this information we confirmed that the valves integrating the thermostate to the in floor heating were faulty and were leaking - causing the overheating.



Long story short: thermal imaging paid off big time!

Another great point! I've been through several home inspections where the Thermal Imaging Scanner detected the In-Floor Heating system and whether it worked or not.
