Things to look for/check - where there was a fire at a house you are viewing?

Hi All,

I'm viewing a Plex and there was a fire at the house 3 years ago. As a result of the fire the top half - 2 apartments, had to be rebuilt and these apartments are completely new now.

(the bottom half is around 50 years old)



What are the main things to look for/check in a house like that? how to confirm work was done properly?

well I guess through a professional home inspection but would you even consider buying a house like that if everything else (location, price, rent tc.) looked good?

Check to see if all the proper permits were pulled. Plumbing,electrical,etc. The fire/building dept should also have inspection reports. Sometimes they may even have photo's of the damage. You may have to have the owner request the photo's from the Insurance Co or the restoration contractor.

To add to Doug's comments, check with the city's building/planning dept and get a zoning verification. If it's a registered plex, they would had gotten permits and the work would have been inspected by the city to ensure all the work was to code.
