Would love opinions on this situation:We have a 3 bedroom house for rent in Calgary, advertised on Kijiji, and got many responses. Everyone who wanted to see the house had to first give us a completed `rental application form`, and were also advised we would do a credit check. This approach works wonders for weeding out applicants. Either they weed themselves out or we do, if the information isn`t strong enough on the form.
So after 6 days, we chose 2 applicants to see the home and they both love it and want to rent it. We liked both applicants also and they are both similar in credit reports, previous landlord references, income. Both applicants have well paying jobs and there is no reason to believe either one would have problems paying the rent.
The differences are:
Applicant #1:
4 Adults (2 couples), and a one year old child. Non-smokers, no pets, mid to late 20`s.
Applicant #2:
2 Adults (couple) mid 20`s, and a younger brother (early 20`s) who may or may not stay the duration of the lease. No children, but a small, very well behaved dog (we met the dog). All three are smokers but do not smoke inside where they live now, and say they will not smoke inside in our house either. Good credit reports, scores slightly lower than Applicant #1 but lower overall debt.
Both really want the house and both will be terribly disappointed if they don`t get it. Ability to pay rent is not a concern with either couple. So it comes down to which applicant would be easier on the house: 4 adults and 1 year old child, or 2 - 3 adults and a small dog. Which one would you pick?
