Triplex A Vs. Triplex B - Estimated Value Difference?

Hi Everyone,



I have 2 real life questions please:



1. Triplex A has a market value of $500,000 and is semidetached to another triplex. Triplex B is identical to A except it is (uniquely) semidetached to a 6-plex(!) By how much approximately do you think Triplex B's value is lower than A? About same value, 25k less or 50k less?



2. Same question as number 1 above except this time the 6-plex mentioned above also has 2nd floor balconies in the back above B's lot, meaning for fire safety reasons these balconies must stay (are permitted) and they use part of B's backyard.

The value of A and B as rental properties is based on their rents. When you find out the rents of all the properties you are comparing in the area you will know the actual value of both A and B.

Why do you believe Triplex A has a market value of $500,000.

What are the rents ? unit size ? balconies ? upgrade state ?



If you have a car that is red that is worth $12,000 and another one with 6 cyclinders. Which is is worth more ?
