Greetings.
Applicant makes about $11k per month. Already living in property. Applicant has $30k for an initial option payment.
Owner is facing foreclosure and must sell quickly. Bank holding the mortgage appraised the property at $285k and seller is asking $265k (but should be willing to sell for less).
Must be able to move quickly as proceedings have started against the owner, but bank would likely be happy to stop proceedings for a sale of the property. (I know very little about foreclosures.)

I am not looking for an assignment fee or referral fee. I simply don't have time to take on another deal but this one looks promising so I wanted to pass it along. You must do your own diligence and screening.
