where is the positive cash flow property in BC?

I bought few house in BC 2-3 years ago when rate is very low and they can generate positive cash flow.



Since last year, I try to look at the house in Langely, Maple Ridge and Abbotsford. It seems impossible to get cash flow. My formula:



Rental-mortagage-insurance-vanancency-maintence>0



Anybody can share your experience how and where I can find positive cash flow property in BC.

Speaking for myself I also deduct accounting, legal, banking, property management from rent. With regards to your question, unfortunately I can't help you :(
 
Vancouver suburbs, like Richmond, Surrey, Langley, Pt Moody .. But also Vancouver Island cities or interior cities like Kamloops, Kelown or Vernon with 30%+ down has some cash-flowing houses assuming up and down rentals. 20% down is too tight in many cases for cash-flow but still doable albeit indeed difficult ( but not impossible ).
 
Pay full purchase price with cash and positive cash flow is almost guarantee. Of course

any cash you invest is earning no income if you do not deduct the cash's lost earning potential

from the rental income.

There are plenty of creative mathematical calculations a investor can use to appear to achieve

positive cash flow it all depends on what the investor really wants. If there goal is to attract JVs

the sky is the limit regarding creative math. Hell you might as well throw future appreciation into the

formula as well. Potential JVs begin to salivate when they hear those numbers.

If all investors really want is the warm fuzzy feeling of what ever level of cash flow they need to

feel good then ignore certain business expenses in calculating. Plenty of investors do it all the time.



The fact is many investors tout outlandish positive cash flow on properties they have barley owned a month

so really what is "positive cash flow". Not a exact science that is for certain. Definitely not black and white

but then again most of us believe accounting is some form of mystical magic.



As some may guess positive cash flow statements/discussions are one of my personal pet peeves.
