    If the property is performing, then you need to sell it. As hard as it is, look at this as your business - you have do what is best for the business. If you do decide to sell, perhaps line up a tenant placement service for her to help ease the transition.

    Lisa, My in-laws are expanding well in a basement suite as we speak. If you send me an email I will inquire what approx cost was and can give you the name of the guy who is doing it. I have used this particular contractor before, and had a great experience.

While searching for properties, evaluate what needs to be done to legalize and the approximate cost associated with that. In my experience even if the listing says "Legal suite" it may not be registered...
