Feedback on Canada`s Rich Dad - Darren Weeks

"Is it legal to do this? Probably... Is it moral in my view? Certainly not. There are so many legitimate ways to make money in real estate without ripping off the system...I see no redeeming factors in their offerings. In short, I have removed myself from all their mailing lists. Not my kind of...

    Commissions expected?

as an investor first, I have very many times tried to self-market and reduce commisions to sell my "investments" and maximize returns. It was like talking to a wall, not much response back. I found that if I was to market to MLS, and offer a BONUS commision on TOP of a full commision, the amount...

    realtor conflict of interest

there is a TON of commercial buidlings that never see an advertisement. Commercial is the very difinition of "old boys club" There is a lot of commercial realtors that have their pockets stuffed with listings, that most people will never see, on account of they are GOING TO double end the deals...

    Cashing deposit cheque?

QUOTE (GaryMcGowan @ Sep 19 2010, 03:49 PM) I would say 9 times out of 10 the cheque will get cashed. This eliminates the tire kickers. When selling a property you want to deal with only serious buyers. One technique people use is to place two deposits. One with the offer and the second one...

CMHC Rules - Building Secondary Suite of Primary Residence

It is of more concern for the lender than CMHC I think. So the correct anwer would be "it depends" It also depends on where you are financially/credit/debt. If you already have the mortgage, you should be able to do what you want with it, rent it or whatever, the problem would come when you...

    Credit Checks for Potential Tenants

I also have been using http://www.tenantverification.com/ for over 4 years and am very happy with the results. In EVERY case I have looked at the "past has determined the future" and I can safely say "every single time I believed one of those incredibly emotional stories of woe (Grandma/Aunt?etc...

Do many of you provide a washer and dryer

It is easier to get tenants if you have them installed. Who wants to have to take clothes to the laundrymat? This is about keeping happy renters afterall, if you can get away without it, great...but you can usually pick up a decent used pair for 2-3 hundred bucks that should last a few years.

    Analyzing Condos

QUOTE (ChrisMewhort @ Oct 26 2009, 05:03 PM) Hello fellow REINians,Recently I`ve been crunching numbers on listings and have come up with a few specific questions. One thing to note is that I am focusing on condo`s, so I`m hoping any suggestions of numbers will be with regards to...

Anybody follow Garth Turner blog ?

"I was trying hard to stay away from this one, however it didn`t work. I have strong feelings when it comes to this man. Great marketer. He wants to sell books, and he does. Just like people pick up newspapers with the Doom and Gloom headlines. It just sells better. And I agree with Brett, it`s...

    The Depreciation Factor!

"As someone who has a quote from Robert Kiyosaki as their signature, I am shocked you would suggest that." Maybe you dont argue with your accountant as much as I do. (smile) but I would say that the definition of an asset is TOTALLY differant depending on who`s perspective you are getting! (and...

    The Depreciation Factor!

I think this is the single hardest thing to understand about this whole business...those dang accountants have to make simple things harder I guess. I am still working on getting the full picture, without actually having to become an accountant myself. I believe that they also call this...

    Is this a red flag?

I had a tenant pre-pay a year...single young mother with one child, seperated and had a bunch of money from that, credit check proved she wasnt good with budgeting, I figured that was fine as long as the check cleared...it did. Turns out she them thought of me as a bank and was always harrassing...

    Condo insurance for Townhome

we have a blanket policy that covers our condos "chattels" (fridges, stoves, washers, dryers) as well as rental insurance in case of fire or flood loss. (if its a rental pool you might already have this) also any part of the condo that has been upgraded. (hardwood floors for example) would have...

What to choose? 1Bdrm, 2Bdrm, 3Bdrm, Suited house?

all things being relative, if you move your entire "property metric" over differant towns/cities/provinces you will get quite a differance in rental income, but all relative to each other approximatly in the way that you have discovered. Having said that, why Maple Ridge? Do you think that if...

    Equity Valuation

just form a decent relationship with a realtor that knows your target area well...they should be able to pull up the last 2-3 solds and give you a price per square foot to work with that is almost as acurate as an appraisal. (thats what the appraisal does anyways) I would not hesitate to quote...
