I am looking for some advice. We recently accepted a lease with a co-signer (tenant sister) in which qualified the tenant. The tenant moved in two days ago and now due to family drama, the sister wants to be removed from the lease. What are my obligations to entertain that?

You have no obligation to consider that. The co signor is legally responsible for payment of the lease. Time to ask yourself if you want that tenant. Are you setting yourself up for future collection headaches? You could offer to cancel the whole lease if the sister wants off of it.

You can remove current co-signer upon finding a suitable replacement for another. Otherwise, you can not remove it.
