    Rent To Own Organizations

Andy, I think there's some really valid points here. I agree that Rent to Own has some challenges along with it, however, I don't think it's reserved for an 'Advanced Investor' only. Bottom line: If you don't get your feet wet, then how will you ever become an advanced investor? That...

Does Anybody do Quickturn in B.C.? Would like to get in touch

Hi, I've recently posted and asked if anybody is doing/having success at doing quickturn here in B.C. I didn't get much response so I thought I'd try again. I've recently moved out here from Ontario, where I was doing some quickturn myself. I'd be interested in talking to, or better yet...

First RTO ad for nice property under AFS, Help please!!

Thanks for the help gentlemen. I've made a few changes and posted it up. I'm getting lots of views and little reply.. I guess that's a good thing since we're weeding out the tirekickers with the down payment and monthly lease payments. @ thomas: When you refer to translating it into...

First RTO ad for nice property under AFS, Help please!!

Hi Rein folks. Wondering if you could critique my ad for a property we've just acquired under AFS. To tell you the truth this is an extremely nice property with all the bells and whistles, and we are a little bit over our heads in marketing to more upper class RTO clientele. We are most...

if you purchase via afs, you are actually purchasing at a later date(in the future) and taking possession now. the goal is to find a buyer to rent-2-own with a closing date ideally that corresponds to the maturity of the sellers mortgage...let's just say 3 years. in those 3 years buyer...

need some help with forms and structure of quickturn deal in ontario

thanks andrea for your input. that's comforting that your seller was able to obtain financing for another property with the AFS agreement. i like the analogy of the builder/developer/end buyer and i'm aware of that one. i guess i'll have to search around and try to find a lawyer who thinks...

need some help with forms and structure of quickturn deal in ontario

thanks for the replies. thomas, i like the analogy comparable to a marriage!! i'm definitely catering more towards the afs route as it seems to be more certain than a lease option. has anyone had experience with a seller where an afs agreement was enough for them to go and qualify for a loan...

need some help with forms and structure of quickturn deal in ontario

hello fellow quick-turners, I'm in need of some advice. I have a typical quick turn deal on the go, where seller has agreed to sell their house for what they owe on it. i would take over the payments and turn around and lease option it to an end buyer. (probably a 4 year term). the maths...

hi guys, was wondering if you all were using the OREA document for your purchases/sales of properties? on the bottom of each page is states that it's only for the use of licensed realtors in ontario. has anybody created other documentation to purchase or sell properties in ontario...
