    Independent Legal Council

We are asking another potential JV partner to seek independent legal council. After the last time (our partner was scared out of the deal by the lawyer), we want to be more cautious. Our partner has asked us to recommend lawyers. Barry McGuire is our lawyer, so we can`t use him. Do any of...

    Capital Gains

I found a bank that is paying 4% with no fees and no minimum balances. It is called People`s Trust (www.peoplestrust.com) and their savings account is called People`s Choice. Check it out.

    Looking for a financial advisor

We`re reading a book by David Bach, and he recommends hiring a financial advisor to help us reach our dreams. He said in order to avoid picking someone who is just another salesperson, pushing his or her pet funds, that we need to ask successful (wealthy) people for their recommendations. He...

Can Alberta Rentals keep up with rising interest?

I agree that rents vary depending on many factors such as location and amenities. The point that I wanted to make is that there are properties out there that will produce positive cash flow. A person just has to look and not get discouraged.

Can Alberta Rentals keep up with rising interest?

We found two bedroom apartments renting for 1300-1500 in the SW, a one bedroom for $1000 in Bonnie Doon and a bachelor for $975 in Garneau.

Can Alberta Rentals keep up with rising interest?

Rents seem to be rising substantially in Edmonton. We have been shopping for new Edmonton properties this summer and have been pleased with the higher rents. We have found cash flowing properties, since the selling prices have been dropping for months and the rents have been increasing. I`m sure...

Canadian housing crash? Where`s chicken Little?

I am so thankful to REIN for training us to see through the fog of such ridiculous "news" reports. This is so absurd, it`s laughable. I have read several articles within the past three days and they have all contradicted each other. This CTV report is one of the worst I`ve seen. Reports like...

    Canadian Cities

This article contradicts the one in the Edmonton Joural this week that said housing sales were up in Edmonton by over 14% in July.

Can I ask how much of an investment it took to bring about the changes in your suite?

    Grande Prairie Rents

Has anyone noticed that rents have dropped in Grande Prairie? What are you getting for 3 bedroom duplexes? We have one available in August, and our PM tells us that rents are dropping. What has your experience been?

    RRSP`s: good or bad?

We are investigating ways to maximize our investments, and the topic of RRSP`s has come up again. We are committed to RE investment and are focused on the 17-3 program, etc. and are making great headway. Our properties are paying for themselves and we have begun working with JV partners, so...

    Rent to Own

Can someone please explain how a rent-to-own agreement works? We may have a candidate for that type of rental agreement, but we don`t know how to set it up.

    Paying mortgage weekly or bi-weekly

Wow! That`s a good deal. I agree with you, Kim, about relationships. We are getting a mortgage from a local banker, and she is knocking herself out for us. She is paying for the appraisal and giving us a 40-year amortization. She even rolled back the interest rate on a HELOC for our...

    Getting started

Get involved with REIN, if you haven`t already, and keep learning. Here`s a good quote about the importance of knowledge: “The most important factor in this equation (referring to wealth building) is knowledge. When it comes to managing your finances and creating wealth, knowledge really is...

    Investing in New Westminster, B.C.

We have been asked to JV with someone in New Westminster, B.C. We are unfamiliar with the B.C. market. We are looking into it and would appreciate talking to someone who invests there already.
