    Condo board charge back (Edmonton).

Hi Thomas. Thanks for the reply. I tracked down a board member that's home during the day and he'll provide the key to the contractor for me.

    Condo board charge back (Edmonton).

Can a condominium property manager, on behalf of the condo board, force access to a unit for maintenance and charge back any expense associated with forcing that access to the unit owner? For example, each owner in the complex receives a notice from the PM stating that a contractor will be...

How To Find The Property Owner?

If you've got a name and assuming it's not something common like James Smith, I'd start with 411 and see if the owner has a listed number. Plug the name into Google and into Facebook and see if something hits. Also search for the address on Google. You might find an outdated listing or...

I agree with that advice. Our term actually just finished in the spring.

Condo board in Alberta - policy vs bylaw

Thanks for the reply Brett. It's actually a good building that's quiet with not a lot of problems other than the busybody board. I think the biggest issue is the PM. I don't think he provides the board with accurate information while simultaneously riling them up.

Condo board in Alberta - policy vs bylaw

I own a condo in west Edmonton and for just about as long as I can remember, the board has collected a security deposit to protect against damage done to common areas during move-ins and move-outs. No problem. Now the board has informed owners that effective immediately, on top of the...

    Edmonton PM for short-term/executive rental?

An acquaintance asked me for a referral for a property manager in Edmonton that specializes in short-term and/or executive rentals and I've come up blank. Is there anyone you can recommend?

    Edmonton Arena District

While I can`t speak with to the impact that the Saddledome had on downtown Calgary, I think the Coliseum contributed to a substantial amount of development in the Edmonton area. Unfortunately, the residents in the surrounding neighbourhoods aren`t the ones that have benefited from said...

    Uncooperative board members.

I'm the president of a small, three member condo board here in Edmonton. The complex is currently in the process of moving from one property manager to another and as such, there are a few little tasks that the board needs to complete as we make this change. The current challenge is getting...

    Multi-family sign?

I sit on a condo board that would like to tidy up the Realtor signs in front of the complex. Right now, Realtors are putting up their own signs when they have a listing and the yard is looking more than a little cluttered. We'd like to provide one of the large posts that allow sellers to use...

Marketing a house w/ small bedrooms

If the living room is larger than in comparable properties, really sell that in your ad and then in person. Take great pictures of the best features of your home and make them the highlight of you advertising. Make sure the entire house is clean and that it shows well. Don't forget to shovel...

    Condominium law in Edmonton.

QUOTE (gwasser @ Nov 30 2010, 01:08 PM) Lawyers are very expensive. Special resolutions are a pain but you can send them in writing; also you could try to combine it with an AGM where the `by-law` change is proposed in its full form. So, I would first formulate what you exactly wanted within...

    Condominium law in Edmonton.

One of the condo boards I sit on is looking to revised its bylaws. Part of this process will include passing a special resolution (or a series of special resolutions) where 75% of 75% of all owners will need to agree that these new bylaws will replace the old bylaws. It`s a fairly large complex...

    How far should I bend?

I had a couple that were long-term tenants (3+ years). Rent was always on time, very friendly, just generally good people that I was happy to have as tenants. They started renting a 1 bedroom unit from us and later decided they`d like something bigger. We had a 2 bedroom suite come available...

    A Thought on Redevelopment areas

If I were a thief, I wouldn`t target the rougher/in-transition areas. I`d head for the nice neighbourhoods where people theoretically have money to spend on expensive things worth stealing. Then I`d return to my ghetto hideout will my ill-gotten gains!
