What are the risks of renting out to someone who may be declaring bankruptcy in the next 6 months? Would you still be covered if the person had a co-applicant sign? Some thoughts and suggestions are greatly appreciated

When showing your apartment/house to prospective tenants is there a checklist that you guys go through? I am going to be showing some rentals to new tenants and have a checklist in mind, just wanted to know if I am forgetting anything.
