Maybe this is not the website to ask advise if so please suggest the contact site I must know. My question is regarding a very sour apple company in property management. Where does one get help when a property management done very wrong.



My situation: In May 2014 I signed an agreement with a real estate property management to take care of my house. I am a older person who kept the house and moved in to a senior apartment in a different city in Alberta.



I done all that was ask for by the property management company plus more. From day 1, the company lost the paper agreement, lost checks, done everything against my wish when it came to tenants. Presented me with ghost invoices, took extra monthly fee which was not agreed on besides the 10% of rent. From choice of tenants with a HIGH RISK CREDIT CHECK taken in to the tenants suppletted and took in other tenants without permission. No lawn care, garbadge everywhere and neighbours complaints coming my way. A real mess.



The property management company promised access to ones financial statement through a portal but they don't keep their word.



What can I do to get my rightful owning money back and which place do I turn to? Horrible experience.

I'm sorry about the situation.



Obviously you will need to fire the PM company and hire another immediately.



As far as recovering damages, you can request a lawyer to draft up a Demand Letter for damages. It is pretty unlikely that will work so you will probably have to go through small claims court. You can now sue there for up to $50,000.



If you are on a fixed income you may want to check out SLS (Student Legal Services) that is run at the University of Alberta. That has the potential to save you money at least.



First priority is to protect the asset. Collect every bit of information you can about the property and the existing leases.
 
Ok,. Done fired ! Thank you for the kindness of yours to reply. Will take it up with SLS in Edmonton. I have to find out first so what one does when the situation is me living in Calgary and they are in Edmonton? However, thank you the advice has much value. Motek
