Ron Legrand = one of the first pioneers in get rich quick real estate.

Once small SFH investors run out of capital but love rent to owns or JV for SFH they (generally) branch off into 2 groups:

1. get rich quick circuit getting on stage as much as possible
2. become Realtors

Not a lot of money to really be made on owning a whole bunch of houses even at 50% / 50% split with $0 cash in it. Ultimately, you need to own a property management company so smooth out the low ends of the cycle or you need to get really lucky and time the market perfectly and sell a few of the properties.

The Ron Legrand show promotes that every investment is a home run so swing for the fences.
