Tenant leaving the property messy and leaving most of the contents behind

My tenant moved out at end of the lease but left the house messy and did not remove most their belongings. As a landlord what are my options to recover the money I spent on cleaning and removing their junk? The property is in Ontario.

The option is to invoice them ( and likely never see a cent ) or to invest in another, more landlord friendly province.

The DD can be used to recover those costs. People with money do not abandon all their possessions and run so don't waste your time in court.

It has nothing to do with the province you invest in.

Budget cleaning for turn-overs. As others suggested, invoice them.
