Understood re if your not concerned because it might be minor
I don`t think it`s a loop hole though, your not supposed to be charging a fee

There are many gray areas even in the RTA which may be exploited as with any area of business.
Discretion is the key.
Obviously a landlord must be flexible in dealing with applicants when reading there responses to the process.
Providing you explain the process and associated costs and a applicant agrees then you should be good to go.

Greg - For sure most of the time you`re unlikely to have issue. However even if they agree I`d be willing to bet a) They can ask for fee back at any point from you and you should provide back and b) LTB would enforce this and possibly knock you for it in case claiming interference of reasonable use and enjoyment of premises by landlord and this will just be another nail against you
I would not do this

Because HR is limited to verifying only the information in the letter (ie length of employment, wage, position) lenders have to use these other techniques such as the reverse lookup and canada 411 to verify that the company name and phone number match. This is not always the case however.

Normally, HR within large reputable companies would not comment on more generic questions such as work ethic, or if they would rent to them as they may not even know the individual and those are personal opinions.

You may well be getting a more legitimate employment verification if the employer is not answering those questions.......

You can not just ask what they are currently living and what they do for a living, you have to make a proper tenant screening on them. It’s important to screen every prospective tenant thoroughly before allowing them to sign a lease, if you want to make sure you’re getting the best renter.
