what is $2025 per month rent worth to you?

Hey guys,

I have a raised bungalow in Saskatoon that I`m thinking of selling.
It includes a legal basement apartment and in total i`m generating $2025 rent per month from good tenants.

If you as an investor were approached by myself, how much would this house be worth to you?
lets say house was in good condition. I just wanna know what this cashflow would be worth to each individual.

Income $2025/month
Expenses $810/month (40%)
Cash flow $200/month ($100 per door)

Allowable amount for debt repayment $1015------$2025-(810+200)

5.5% 35yr mortgage (estimate)

I would not pay more than $190,000 (especially as a single family with basement apt.)
This is assuming utilities are paid by tenants.

Are the utilities included in the rent or separate?

What neighbourhood of Saskatoon?

10% Rule would indicate a value of $243,000. (ie. $2025 x 12 = $24,300/10%)

Please note this is a very high level filter and much depends on location, condition, utilities, property taxes, garage yes or no, etc etc.
