Tenant asking for reduction in rent

One of my tenants is asking for a reduction in rent. They`ve been in the place for a year and a half and are now going month to month as opposed to a one year lease. They have seen the price of similar rentals being advertised all around them and some landlords seem to be panicking and...

    Hyperinflation

With all the money printing going on there is a very real chance the US at least could experience a bout of hyperinflation. During Weimar Germany they experienced deflation for two years as the gov`t was printing money like mad. Then, suddenly (within a month) perceptions changed and...

    Getting rid of a roommate

I want to get rid of a "roommate". In addition to my properties, I live in a house and rent rooms out to help pay the mortgage. I`ve got one roommate that I want to get rid of. He pays rent on time, doesn`t damage anything, but is very annoying in ways. I spoke with the Landlord and Tenant...

Can I claim refinance penalty fee on taxes?

I did a refinance on my properties last year to take advantage of the low rates being offered. Now I`m wondering if I can claim on my taxes the penalty charged to end the old mortgage. Anyone know?

    In case you haven`t heard

    Roommate with boyfriend

Hi everyone. I advertised one of my places as separate roommate-type rooms. It`s a 3 BR house and have filled each room separately, and thus they`re all "roommates" as opposed to anyone renting the whole house themselves. Everything was going great. I rented two rooms to older single women...

Have you seen the number of rentals available in Calgary recently?

There are an unbelievable number of rentals available in Calgary right now. Just have a look on kijiji.ca and you`ll see what I mean. And prices are way, way down. This is horrible for someone with a property they`re trying to rent (like me)...

Too costly to sell my property

I was thinking about selling my condo, but after running the numbers, I feel I`m trapped. Here`s my situation: I bought a condo about 5 years back for $124,000. It is now worth $230,000 (at least I hope). Here is what will happen if I sell it: Commission: $13,500 Lawyer fees: $800 Then...

    Porting a mortgage

Anyone have experience with porting a mortgage? Does the new property have to be equal to / more / less in value than the current mortgage? I was told by my broker that I`d have to sell my current property and buy the new one on the exact same day in order to port the mortgage over. Is this true?

How to say no to prospective tenants

I`m currently advertising one of my condos for rent. I`ve had a dozen people look at it and many of them say they`d like to rent it. I`ve narrowed it down to a few, but it`s always hard to tell the others that I have chosen someone else, especially when they say that they REALLY hope to move...

    Serious problem - need help

I need advice on what to do here. The tenant above my condo is a psycho, probably a drug addict. My tenant lives below on the ground floor. The above tenant has been partying all night, playing DRUMS(!) at night, spilling his beer onto the patio below, flicking his cigarette butts on our patio...

    Incorporation?

I have three properties. Presently I`m just renting them as the owner. Should I incorporate to protect myself or possibly to save on taxes? With only 3 properties I`m wondering if it`s worth it.

    Calculating Capital Cost Allowance

This year I made a profit on my properties (didn`t do enough upgrades/repairs to offset the income) and now want to calculate Capital Cost Allowance to bring my profit to zero. But to calculate CCA I am supposed to separate the cost of the building (a house or a condo) from the cost of the...

    Anyone looking for a tenant?

Sorry if this is inappropriate to be posting here. I have some properties of my own that I rent, but am now actually looking to rent myself. I live in Edmonton, but have to work in Calgary one or two weeks a month. So I drive to Calgary on Mondays and drive back Fridays once in a while, and I...
