Tenant Due Dilligence

I have a situation where the prospective tenant family has only been in Canada for 6 years. He has had the same employer for the full 6 years and has a rental from the employer that takes rent off his cheque, also for the 6 years. He fears if he gives notice too soon, the employer has a history of saying Goodbye quickly when you give notice (same day). So I have no references (employer or landlord) to really check. I’ve contacted a previous manager and was told he would have no issue renting to this family. I’ve contacted the new employer and confirmed wage and how the hiring manager feels he is a respectful and hard working guy. This family is moving across the province but I may have a chance to stop in and meet them in their current home. I’ve checked them on facebook and my gut is telling me they will be fine and treat our property fine. Just not sure how to proceed. Advice please?

Have you thought about creating an account with TVS, Tenant Verification System, and doing a credit check? You will need their proper consent.

You want to look for consistency in their payments.

The consent also allows you to do another check at a later time, should they pull a midnight move, so that you may serve them for lossa of rent and damages.

I agree with the previous comments about gut feel. I just have conversation and ask questions as I go along, it doesn't even appear as though I'm vetting them.

In addition to TVS, they have a tool called notice to tenant. Once signed by the tenant you can report their monthly rental payments to the credit Bureau (transunion if I remember correctly).

More importantly it creates a win/win. Tenant gets to build more credit and you have a tool to discouraged dishonesty.

It's a mandatory requirement with all my new tenants. If they don't sign, I don't rent to them.
