Talk to people who live there. I have yet to receive positive feedback from anyone. Brooks has a bad reputation for a reason. To quote Don "Choose a city with a future, not a past". It USED to be a nice place to live.
There are a lot of great towns to invest in; I wouldn`t consider Brooks...
One word...YUCK!
You will be replacing carpet frequently and this unit will be harder to rent out upon showings.
Imagine the disgusting mess a disgruntled tenant could leave in that area! Vinyl is a quick clean up.
