    Tenant Not Mowing the Lawn

I charge an extra $100 dollars when they sign the lease, then discount them $100 to take care of the lawn. This way it is documented that they need to take care of the lawn on the lease.

    Tax Time!

I think that you should maybe get an accountant to do your tax instead of using turbo tax. Try and save money somewhere else.

It`s the first... Where is my new tenant?

Why would you hold a place a for a Tenant with a partial deposit??? You are supposed to look for red flags!!

    Monthly Inspections

Every month seems a bit much. If I was a tenant I wouldn't be there long if my landlord was coming to inspect my home every 30 days.

Do you still rent it to this tenant???

I wouldn't rent to them. If there is any doubt, before they are your tenants reject them. I am saying this because I just evicted a tenant, that before I accepted him there were a couple of small red flags that I ignored, because I thought he would be a good tenant and wasn't sure how to...

Cost to replace electric baseboard heaters with furnace

I inquired about changing an old boiler out in a big 2 story house that I was looking, at and the budget the heating company gave me to expect was 9-12K. Very Expensive for a boiler.

Cost to replace electric baseboard heaters with furnace

Just throwing a number in the air for a 4 plex with one furnace supplying the entire building, and duct work installation. I would guess 20 to 25K. A lot of different variables though.

    Evicting Tenants

Just wondering how you guys and gals go about ensuring a tenant that has gotten an eviction notice from you doesn't unnecessarily damage a suite or home? Do you do a weekly inspection?

    project management fees

What is a resonable amount to pay for property management? Do you pay a flat rate or a percentage of rent?

    Are these charges reasonable?

You guage it hourly if you work for a company for an hourly rate. You guys that say you are paying 25 an hour are probably just paying a guy cash for his services. The ones that are paying 55 are hiring a company and they are paying the service guy his 25- 30 per hour, and recieving a bill for...

    Are these charges reasonable?

I work for a service company. You have to charge a customer for travel time or you are working for free. If I have to go to 4 small calls in a day and don`t charge travel I may have to work 10 hours to get paid for 8.

Winnipeg Property Management Firms Are Busy

The north end is a good area, as long as you go far enough north. I would say if you are within a couple of blocks of Inkster or anywhere north of that. All the other areas mentioned are good area`s like St.Boniface, Fort Rouge and East Kildonan.

    Absolutly INSANE hydro bill

I don`t find it hard believing they did not check that out. People just pay what they are told to. I am an electrician and I guarantee you electricity does not vanish. Either you are using it or the meter is wrong. The meter is a mechanical device with moving parts, it could be out.

    Absolutly INSANE hydro bill

Try turning the breaker to the workshop off. Electric heat draws the same power if whether your thermostat is set a 10 c or 20 c, it just does not run as long. You can also turn the temp. down on your hot water tank and save some power. Also compact fluorescent light bulbs can cost 75% less...

Ask your hydro provider to change your meter out, because maybe yours is not calibrated properly.

Winnipeg Property Management Firms Are Busy

Unfortunatly for this guy he bought a place in one of the worst area`s of Winnipeg. The housing is cheap for a reason. The tenant profile is awful and you got to dodge bullets after dark.

Bathroom leak in rental townhome-replace tiles or add single unit enclosure

QUOTE (housedoc @ Dec 5 2009, 07:46 PM) If the leak isn`t constant, then the handyman is likely correct about the loose grout. Unless there`s water damage that needs to be repaired, broken tiles or mold issues, just scrape out the joints, re-grout and seal. Use silicone caulking between the...
