A horde of hungry investors lined up for hours in the rain and slept outside overnight to ensure prime lineup positions.

QUOTE (housedoc @ Nov 30 2009, 08:30 AM) It was ONLY for realtors. And the media, of course. Well played by X2. Oh really? It was never stated that it was only for realtors in the storys I read. Makes me feel better.

This happened in Toronto recently as well, only it got ugly. There were two lineups formed and when one of those lines was told it was invalid, oh boy! It was mostly realtors trying to snatch them up and geez were they mad! It even got physical...

I saw this in a Lease - legit?

QUOTE (invst4profit @ Nov 24 2009, 10:02 AM) In Ontario you may include any thing you want in the lease agreement BUT only guidelines found within the RTA are enforced by the LTB. If something is not specifically stated in the RTA tenants may ignore anything in the lease they may have agreed...

I saw this in a Lease - legit?

What did you want to know? Can you evict if they don`t do this, no you can`t. I would be nice if they did turn the lights off if you are paying for it though.

I saw this in a Lease - legit?

The wording is a bit confusing. Does it mean you have to register you pet with the landlord? I want to think they mean registered with the city ie: licence? "Disposed of according to the law" under what authority? I`m assuming they would call by-law otherwise they could be in trouble. Good luck...

There are little pocket areas to stay away from for sure, however for this type of property you will be limited to certain areas of the city. Is there a specific building you have in mind already? If you would like PM me your contact details and i`ll be happy to discuss the city with you.

In the 60`s to 70`s per door is what you would expect to pay to purchase a 15 to 20 unit building in Kingston. That is based on recent sales.

    Sell Rent Back

QUOTE (tonypeters @ Nov 20 2009, 07:18 PM) How do you think I know this? I am aware of a number of (legal) case studies that involved this exact strategy. Everything is fine until things go sideways. In almost EVERY case, the judge has ruled in favour of the "poor" homeowner! Hi Tony. Which...

    Property Valuation

Understood, but what about that particular building. Is the inner city the same area or across town? For an accurate value you need comps from that building or one like it near by. Also what is your strategy for this condo?

Vic, are there not any comps sold in the building recently? You say "probably" why do you say that?
