    Go down in Alberta rent?

May I suggest keeping the rent the same on the lease and offering a monthly rental rebate if rents paid on time. Does 2 things.... ensures your rent is on time, and gives a solid number on your lease for the bank to work with should you look at doing any financing options

Value of staging for renting vacant new units

Not sure what you have for small/private furniture stores there, but perhaps approach one of them to supply the furniture in exchange for the advertising/show suite. Or pay them for it. You may even try talking to the manager of the local Brick or Sears. All have expressed interest to us for...

    rent to own in Chestermere?

Is there any Rein folks working with rent to own in Chestermere? My brother and his family have just moved back to Canada from Australia (I don't know why either!!!) after 18 years, and have chosen Chestermere. He has worked as upper management for an Australian airline, and is looking into...

    Hood fan required in Alberta?

Hood fans or over the range microwave with fans are required in new houses/suites, or an air exchange system. It is now code to vent to the outside (used to be able to re-circ with a charcoal filter) If you want to improve your place, definately a consideration. there are no hood fan police...

Some humour among the European debt crisis, stimulus package etc.

I fail to see how this is no longer rascist in your view. Clearly there is still a Spaniard and a Greek (mayor of the Spanish and Greek towns.... How many Americans, Canadians, French etc would be mayors in a Spanish or Greek town???) It is also insinuating that mayors are dishonest. Clearly...

Some humour among the European debt crisis, stimulus package etc.

Been a while since I have been here! Noticing two things as this post goes on.... 1) Adam is being offended...time to stop! 2) Others are being offended...time for Adam to stop! Obviously we all have our opinions and they differ. I still opt for Laughter is the Best Medicine!! Mark

Some humour among the European debt crisis, stimulus package etc.

Answer is yes and no. As with everything in life we use judgement. As with everything in life not everyone will agree with us, and we will offend someone. In the case of Thomas" post /jokes, yes it is very acceptable. It was in good taste and in my mind is not derogatory, or defaming of...

Some humour among the European debt crisis, stimulus package etc.

I'm still waiting for a joke. And just because someone tells a joke using a nationality does not mean they are racist and have hatred in their heart! Most times it means they are fun loving human beings who can see a light side to life, and enjoy a good laugh! Question... If a white NHL...

Some humour among the European debt crisis, stimulus package etc.

Humor is not prejudice and hatred. Tell me a good Canadian joke and I will laugh, not think you are prejudice, or hate me! I can even tell a joke on myself. Lighten up and enjoy a good laugh. In fact, I challenge you to tell me a joke. Seriously, I want to hear a good joke from you Mark

    Advice re tenant breaking lease

The way I see it is that yes, there is a fixed term of 1yr, then it goes to periodic after that. That is the exact wording on the lease I use. I also have added at the end of section 8 d) if the tenant breaks the term of the lease they shall forfeit their entire security deposit. I am not...

    Divorce... House for sale!

I know a person who is entering a divorce situation, and has been saddled with the house and payments. She is looking to rent a place from me, so I started asking questions. If she could sell the house tomorrow, she would rent from me.... then I started thinking, there must be a way for me to...

What is your most destroyed property you have purchased?

I want to know how you plan on fixing that up for only 30K? I am assuming you are doing ALL the work yourself and not including your hourly wage. Flooring at $3/sqft is $6600, windows would be at LEAST 10K plus install, painting at $2.50 sq ft is $5500, cabinets at the very minimum for 3 units...

    Investments Gone Bad...

Here`s one for me. It didn`t really end bad, but I was dissapointed! I decided to diversify, and make some quick money. I hoped! This is when oil hit it`s low of $38 or close to it, and natural gas was about 2.82. I knew it couldn`t go much lower, so I called my advisor and asked how I...

Anyone Recommend a great Calgary Realtor?

I have dealt with Brett. He knows his stuff, shares the info I request (and then some) and is very pleasant to work with. Unfortunately I haven`t been able to work with him more (until I climb over the money obstacle wall!) I would reccomend him because of his knowledge, both of REIN and...

    humidifiers? worth using?

My thinking is that you probably don`t need to use it. The wood has been there for decades and it is not going to shrink/warp now. If you were putting new hardwood in, I would say yes, definately. I would also look at a new style humidifier vs the old ones which tend to be innefficient and...

    structuring private loans as JV....what!?!?!

What if you could get a loan 8-10% without payments for 2,3, 5 yrs? THat could allow you the cash flow you are looking for. Think about it, a lot of people invest in mutuals, stocks etc., and leave it there for long lengths of time. Why should a private loan be any different? Maybe you could...
