    Renter Rebate

I would like to thank everyone who responded to my request for ideas of compensating my renter for inconvenience. I disagree however that "questions like these" are respnsable for any negativity toward landlords. It is because I`m bothering to ask for advice that separates me and everyone on...

    Renter Rebate

I would like some feedback on a situation I`m going through which involves inconveniencing the tenant in my basement suite. I have spent the last week rebuilding the shower and in doing so made it impossible for her to shower at home. I feel that it would be fair to compensate her for the...

    Vinyl plank flooring

QUOTE (jcab256 @ Jan 26 2010, 03:17 PM) regarding my flooring dilema in a different post, I have found a possible solution, but I really don`t know that much about it so I wanted to see if any of you have used it. Vinyl plank flooring looks like it may be good to use in a rental, but I was...

QUOTE (Sharon2 @ Nov 11 2009, 08:15 AM) Hi Team, We have a rental house with a serious infestation of bedbugs. Orkin Pest Control has now been in 5 times treating them...but their chemical `Tempo` only seems to slow them down for a few days, then these pesty bugs are right back snacking on my...

Port Coquitlam Detached house with secondary suite

QUOTE (hartie @ Sep 26 2009, 06:54 PM) I`m looking at a place in Port Coquitlam that is cash flow positive (I have run lots of scenarios and done a sensitivity test) and have done a lot of research into the house, current tenants etc. Assuming all of that is fine, does anyone have any comments...

Just wondering if anyone hands out information to their tenants on bedbugs such as identification, how to deal with them and what you expect them to do should they have the misfortune of getting them? Mark

Bed Bugs Found by Tenant. Who should Pay the Pest Control Company in This Case..?

QUOTE (REINteam @ Aug 18 2009, 03:05 PM) Hi there, Not the best news in the world...but in ON, and most provinces, the landlord gets the bill. Here is the wording from Toronto Public Health http://www.toronto.ca/health/bedbugs/right...actsheet.htm#11 : "Landlords are responsible for the costs...

Should I join REIN, Looking to invest in Halifax

QUOTE (thomasbeyer2000 @ Aug 23 2009, 08:58 AM) I associate NDP with: high taxes, rent control, socialist policies, landlords are bad, investors are bad, real estate profits are bad .. Odd that the present (non-ndp) BC government seems quite comfortable with these policies! Where are the...

    Strata no longer allowing rentals

QUOTE (jarrettvaughan @ Aug 10 2009, 10:38 AM) Last year I wrote a letter to my strata to ask permission to rent out my townhouse (personal residence) because I was moving to Europe for 1.5 years for University. Under the strata rules, rentals are not permitted but they gave me permission, due...

    BC lease agreements

QUOTE (TerryF @ Aug 9 2009, 07:19 PM) Hi, I like to use the BC one for our rental there but I have customized it by adding in a few other things. If you do this though, be sure you are not violating any of the Residential Tenancy Laws in that province. If you do, it will just make that...

QUOTE (TerryF @ Aug 9 2009, 11:06 AM) Go the the BC Gov website Residential Tenancy Branch - they have one posted. It`s form RTB-1 that you want. http://www.rto.gov.bc.ca/documents/RTB-1.pdf Thanks terry, I know about that one, but are we allowed to use more detailed ones, like the ones I`ve...

tenant gives notice two days late

2 days isn`t going to put that big a dent in things. The potential for a protracted, messy exit is a much larger risk. The big dent comes from missing the prime ad time, however i am trying to rationalize the situation because this renter was above average up until this, so perhaps you are...

tenant gives notice two days late

I was given notice by my tenant two days late and am wondering if I am within my rights to hold back any damage deposit? I can`t seem to find direct reference to this topic through the BC residential tenancy branch. The two days delayed the ability to have the suite listed in the first and...

Rent to owns - more information please

QUOTE (markl @ Jun 21 2009, 07:14 PM) I think you are setting him up for failure. $55k per year correct me if I am wrong but this will not qualify him down the road for a mortgage on a $335k house today let alone at a fixed price in the future. $1,500 rent for a $335k property is low for a RTO...

QUOTE (gwasser @ Feb 4 2009, 09:47 AM) I own several units in a senior assisted living facility and was on it`s board of investors (rental pool and condo board) for several years. I bought the first unit as a pre-build purchase - I guess I wasn`t part of REIN in those days (7 years ago)...

    Parking issues with neighbor

[We could push for a 2hr time limit zone in front of our house but he would more than likely be issued a neighborhood parking pass and we`d be back at square 1. If this is the case then why couln`t he be issued a pass for the 2hr zone in front of his place?
